These terms apply to your use of this website and to text messaging from KC Estate LLC, a Louisiana limited liability company doing business as The Hickory Cottage ("we," "us" or "our"). By using the site you agree to these terms.

1. About this site

This website provides information about The Hickory Cottage, Old Town Bay St. Louis, Mississippi (short-term rental permit 2026-137-STR), and lets you ask about dates. It is operated by KC Estate LLC, 6319 Marshall Foch Ste 840241, New Orleans, LA 70124, [email protected].

2. Requests and bookings

Submitting the request form, emailing us or using the availability calendar does not create a reservation. Reservations are made and confirmed through Airbnb or Vrbo, and the booking terms, cancellation policy and house rules shown there apply to your stay. The calendar on this site may be out of date; Airbnb and Vrbo show the final availability and price.

3. Rates

Rates shown on this site are estimates: from about $175 per night on weekdays and $200 on weekends. A cleaning fee applies. Prices vary by date, and taxes and platform fees may apply. See Airbnb or Vrbo for an exact quote.

4. Accuracy of information

We try to keep descriptions, photos and local information accurate, but they may change. Hours, events and third-party businesses are outside our control; please check with them directly.

5. Third-party vendors

Local vendors mentioned on this site, including Quality Custom Carts for golf cart rentals, are independent businesses. Golf carts are not owned or provided by us. Any rental is an agreement between you and the vendor.

6. Acceptable use

Please do not misuse this site, attempt to interfere with it, or submit false or unlawful content through the form.

7. Text messaging (SMS) terms

  • Program: The Hickory Cottage guest messages.
  • Sender: KC Estate LLC, doing business as The Hickory Cottage.
  • What you will receive: reservation-related messages only: for example confirmations, check-in details, checkout reminders and replies to your questions. We do not send marketing or promotional messages.
  • How you opt in: by checking the optional, unchecked-by-default box on our request form, or by texting us first. See SMS opt-in details.
  • Frequency: about 3 to 8 messages per stay.
  • Cost: Msg & data rates may apply. We do not charge for texts.
  • Opt out: reply STOP at any time. You will get one confirmation message and no more texts. Reply START to resubscribe.
  • Help: reply HELP or email [email protected].
  • Consent is optional: you do not have to agree to texts to submit a request, book or stay with us.
  • Delivery: messages are delivered through wireless carriers, which are not liable for delayed or undelivered messages. Not all carriers are supported.
  • Privacy: mobile numbers and opt-in data are never sold or shared with third parties for marketing or promotional purposes. See our Privacy Policy.

8. Photos and content

The content on this site, including photos and text, belongs to us or is used with permission. Please do not copy or reuse it without asking.

9. Disclaimers and limits

This site and its information are provided "as is," without warranties of any kind. To the extent allowed by law, we are not liable for losses arising from your use of this site or from reliance on information on it. Nothing in these terms limits any rights you have under your Airbnb or Vrbo booking or under law.

10. Changes

We may update these terms. The "Last updated" date shows the latest version.
